POSITION OVERVIEW

Reporting to the Senior Vice President, Leasing and Operations, and the Director, Acquisitions and Dispositions, the successful candidate will join PROREIT’s team in our head office in downtown Montreal, QC and gain firsthand experience and exposure to a variety of real estate related fields, such as Acquisitions/Dispositions, Asset Management, Financing, Capital Markets, and more. The Analyst will work directly with the firm’s senior management team and take a leading role on all acquisition, disposition, and asset management initiatives. The Analyst will also be responsible for providing support to other members and stakeholders of the REIT during quarterly reporting and on other various reporting and analysis projects.

YOUR RESPONSIBILITIES

  • Take a leading role in producing, maintaining, and updating existing property cash flow models (using Argus Enterprise) to be used for disposition analysis, quarterly reporting, internal property valuation, and various scenario analysis
  • Provide support in the quarterly review of property valuations, including internal detailed property valuation analysis and the managing and review of 3rd party appraisals
  • Liaise with local brokers and appraisers across all markets on a regular basis to gather and track detailed sales and leasing comparables for internal property valuation and acquisition underwriting purposes
  • Assist in the underwriting of potential acquisition opportunities, including preparing detailed pro-forma cash flow models (using Argus and Excel), reviewing and summarizing leases, reviewing historical financial statements, and the general review of all data room material
  • Assist in the due diligence process on both acquisition and disposition transactions, including management of various 3rd party service providers and preparation of investment committee presentations
  • Build relationships with external stakeholders, including brokers, appraisers, lenders, developers, etc.
  • Work with members of the finance and property management teams to assist on miscellaneous tasks
  • From time to time, travel to attend real estate conferences and property tours

YOUR QUALIFICATIONS

  • Undergraduate degree in Commerce, Accounting, Finance, Economics, Real Estate, Urban Planning, or Engineering
  • 1-3 years of work experience in real estate (brokerage, asset management, valuations, leasing, investments, or development) or a related field (investment banking, accounting, engineering)
  • Understanding of basic commercial real estate investment, valuation concepts and terminology
  • Highly proficient in Microsoft Excel and PowerPoint
  • Experience with ARGUS Enterprise would be considered an asset
  • Experience with MRI and/or Yardi would be considered an asset
  • Strong analytical and financial modeling, interpersonal, verbal, and written communication, presentation, problem-solving and project management skills
  • A self-motivated, resourceful individual with a strong work ethic and a high level of attention to detail
  • Ability to multi-task and work well under pressure with multiple competing deadlines
  • A flexible attitude towards a variety of work tasks as is required in a small working group with the ability to work both independently and as a team member

  • Fluent in both English and French would be considered an asset
